A building safety case is the evidence that your building is safe, and the argument that connects that evidence to the people who use the building every day.
Under the Building Safety Act 2022, the Accountable Person must produce a safety case report for each higher-risk building. That report must show that you understand the building, have identified the risks, and have put in place reasonable steps to manage them.
But too many organisations treat the safety case as a one-off compliance exercise. They gather paperwork, submit it to the BSR, and move on. The problem is that buildings change. Maintenance, refurbishment, resident reports and new regulations all affect the safety position. If the safety case is not kept current, it quickly becomes a liability rather than an asset.
The best safety cases are living documents. They are linked to the systems that manage the building, updated when something changes, and reviewed before they are submitted. That is the difference between a safety case that passes a one-off check and one that gives you confidence every day.
